What Is ENFIA in Greece?

ENFIA is the annual property tax charged on real estate located in Greece. It generally applies to property rights held on 1 January of each year, including property owned by residents and non-residents. The official assessment is calculated using the property information registered in the owner’s E9 declaration.

For buildings, the main ENFIA calculation takes several characteristics into account. These include the property’s location, surface area, use, age, floor and number of façades. The official zone price assigned to the location is also an important part of the calculation.

The purchase price or current market value of a home is not the same as its official zone price. For this reason, you should not enter the amount you paid for the property in the zone-price field.

How to Use the Greek Property Tax Calculator

To receive a basic estimate, enter the following four details:

  • Select whether the property is an apartment or a detached house.
  • Enter the main living area in square metres.
  • Enter the official zone price in euros per square metre.
  • Enter the year of the newest building permit or the documented construction year.

If you do not know the zone price, use the link provided in the calculator to open the official Greek property-value map. Locate the property as accurately as possible and check the zone price that applies to its position.

After entering the required information, select “Calculate My Estimate”. The result represents an estimate of the main ENFIA for that particular home before personal circumstances and wider property-portfolio adjustments are considered.

Optional Details for a More Accurate Estimate

The basic fields are enough for a quick calculation, but additional property details can make the result more precise.

You can enter auxiliary areas such as eligible storage rooms or similar spaces, choose the floor of an apartment, indicate the number of façades and adjust the ownership percentage. There are also options for qualifying unfinished buildings and eligible insured homes.

Only select the unfinished-property option when the home meets the relevant conditions, including being unfinished, empty and without a normal electricity connection. The insurance reduction also has specific requirements. The residence must have qualifying cover for earthquake, fire and flood risks, together with the required insured value and coverage period.
